Delhi Development Authority (DDA) has finally launched the housing
scheme on March 25, 2019, after much delay. Initially, the plan was
to launch the scheme in June 2018, it got further deferred for a
December launch that year before finally getting rolled out last
month. According to the DDA officials, the delay was due to the
construction work that was going on in the flats to be put on sale in
the scheme. The DDA has launched approximately 18,000 flats in this

Would the DDA Distribute Flats to Applicants?

the EWS applicants with 7,700 flats. Whereas, the MIG and HIG
applicants would have 1,550 and 450 units for them to grab.

Much is the Price of DDA Flats?
The
flats are mostly located in Vasant Kunj and Narela. EWS flats, which
are mostly in Narela, are priced at ₹10.42-19.36
lakhs. These flats are spread across an area of 29.77-37.31 square
metres. LIG, commonly called as 1 BHK flats, are offered at a price
of ₹22.54-56.32
lakhs. These flats occupy an area of 43.77-52.57 square metres. You
can find these flats in both Narela and Vasant Kunj. If you want to
buy MIG flats, you need to shell out ₹66.22-98.55
lakhs to buy the 2-BHK units that are spread over 78.01-93.54 square
metres. The HIG flats are offered on both 2-BHK and 3-BHK dimensions.
The 2-BHK HIG flats, which are priced at ₹93.67
lakhs-1.41 crores, are spread over 79.71-108.98 square metres. The
3-BHK HIG flats, on the other hand, are available at ₹1.43-1.73
crore. The area over which these flats are constructed totals to
110.86-115.15 square metres.
Specialty
of DDA Housing Scheme 2019
The
point is that the DDA scheme comes with the Credit-linked Subsidy
Scheme (CLSS) benefits of the Pradhan Mantri Awas Yojana (PMAY) makes
it an interesting point to note for those wanting a loan to buy the
flats. As per the CLSS, people with annual earnings of more than ₹6
lakhs to up to ₹12
lakhs and above ₹12
lakhs to up to ₹18
lakhs can enjoy the interest subsidy benefits. The first earning
class is categorized as MIG-I and the second one is MIG-II. While the
MIG-I applicants would get a 4% interest subsidy on loan upto ₹9
lakhs, the MIG-II would enjoy a 3% subsidy on loan up to ₹12
lakhs. The subsidy amount is calculated on a Net Present Value (NPV)
basis.
